Does anyone know for sure, whether the questions in "Official ISC2 Practice Tests" are same or different from the 1400 questions from CISSP Official Guide ?

Yes, they are different questions so you won't see any repeats. However the questions are kind of similar, with the Official Practice Tests asking you questions about topics that aren't mentioned in the Official Study Guide (Sybex Book). I've had to look up a few things in the Official CBK book and the AIO book after taking the practice questions. Otherwise, I'd strongly recommend that you buy it. It has a great set of questions.
