Subnet with VLSM

Afternoon everyone,

Trying to wrap my head around subnetting and VLSM.

Network 192.168.10.0
3 p2p links
1 lan with 28 hosts
2 lans with 12 hosts
1 lan with 60 hosts

So after subnetting for the 3 p2p links I get,
Network address 192.168.10.1
Hosts .2-.7
Broadcast .8
Mask 255.255.255.248

So, hoping that's correct so far, would I then start my next subnet with a network ip of 192.168.10.9? Then give it a mask that of 255.255.255.224 to allow for 30 usable addresses?

I'm a student and am trying to wrap my head around it, so thanks in advance for any help/pointers.
