OSPF types

Could someone explain to me the different ospf area types?

NSSA
Totally stubby
stub

Why and when would you use the different types. I sort of understand a totally stubby but im having a hard time with the theory behind it all. Im not looking for a text book answer, I have plenty of those! Any help is appreciated.
